Photography Preparation Guide

High-quality photography is one of the most important parts of listing a home. In most cases, it’s the deciding factor for whether a buyer schedules a showing. Preparing your home properly ensures the photos showcase it at its very best.

When it comes to photography, less is more. Gather boxes or containers to store non-essential items and keep them out of sight while your home is on the market.

⚠️ Please note: The home must be photo-ready upon our arrival. If the property is not ready, we will either photograph it “as is” or charge a $125 fee and reschedule for a later date and time.

Exterior Preparation

  • Move all cars out of the driveway and away from the front of the home.

  • Close garage doors.

  • Hide trash cans, garden tools, and yard equipment.

  • Put away children’s and pets’ toys.

  • Coil hoses neatly.

  • Set out patio cushions; open or close umbrellas as appropriate.

  • Uncover grills, fire pits, pools, and spas.

  • Mow the lawn, sweep walkways, and remove any debris.

  • In winter, clear snow/ice from driveways and walkways.

Interior Preparation

  • Lighting: Replace burned-out bulbs; turn all lights on during the shoot. Turn ceiling fans off.

  • Cleanliness: Deep clean all rooms—dust, vacuum, and wipe down surfaces.

  • Decluttering: Remove unnecessary items from every room. Less furniture and fewer objects help rooms appear larger.

  • Valuables & Privacy: Store or lock away medications, jewelry, cash, and sensitive paperwork.

  • Windows: Open blinds and curtains to let in natural light (unless hiding an undesirable view).

  • Personalization: Remove most family photos and personal collections.

  • Kitchen: Clear countertops, leaving only one or two decorative items. Hide garbage cans. Remove fridge magnets, notes, and artwork.

  • Bathrooms: Clear countertops of toiletries, leaving only a decorative item or fresh towels. Hide toothbrushes, razors, and shampoos. Put out your best towels.

  • Floors & Rugs: Remove non-essential throw rugs (foyer, baths, kitchens, hallways) to show off flooring.

  • Pets: Remove all bowls, beds, crates, toys, and litter boxes.

  • Fireplaces: Declutter mantels; remove seasonal or excess décor.

  • Dining Areas: Remove table coverings. Set the table simply if desired (e.g., place settings or centerpiece).

  • Bedrooms: Make all beds neatly with coordinated bedding. Store clutter under the bed if needed.
